Ariva Luxury Residences Brings Resort Living Home

LAS VEGAS — A home can offer beautiful finishes and still leave residents looking elsewhere for a sense of community. At Ariva Luxury Residences, the conversation extends beyond apartment layouts to the ways people spend their days, meet neighbors and enjoy living in Las Vegas.
I recently sat down with Jadynn Runge, senior property manager, to discuss that experience. We talked about the community’s amenities, onsite food and beverage options, and watch parties that bring residents together around the Aces, Raiders and Golden Knights.
Ariva Luxury Residences Makes Room for Everyday Living
Ariva debuted in 2023, bringing 754 residences to a landscaped, 30-acre property on South Las Vegas Boulevard. Its location near Interstate 15 offers access to the resort corridor and the route toward Southern California.
The community includes one, two and three-bedroom apartments, along with penthouses featuring 12-foot ceilings. Inside, contemporary colors and designer-curated finishes create a polished setting without overlooking practical needs.
Quartz countertops, high-end appliances and wood-look plank flooring anchor the interiors. Meanwhile, expansive windows, custom pendant lighting, keyless entry and smart thermostats add comfort and convenience.
Pools, Fitness and Space to Gather
Four pools and two spas provide several options for cooling off or slowing down. For residents who prefer an active afternoon, basketball and sand volleyball courts offer another way to get outside.
The fitness center supports regular workouts, while a yoga and cycle studio broadens the choices. Having those facilities close to home can make it easier to fit movement into a busy day.
There are also nine indoor and outdoor resident lounges. A Sky Deck and Sky Lounge offer panoramic views, while the great lawn and event garden create room for gatherings.
Outdoor firepits and barbecues encourage relaxed evenings with neighbors. Elsewhere, the theater lounge includes an entertaining bar, and the clubhouse offers billiards and foosball.
Nourish Brings Dining Closer to Home
Food also plays a role in the community experience. Nourish, Ariva’s residents-only food truck, offers fresh menu items with delivery to residences and amenity areas throughout the property.
That service adds a useful option for someone finishing work, relaxing by the pool or meeting friends onsite. It also brings dining into the same shared spaces that support the community’s social life.
Game Nights Build Local Connections
Ariva is the Official Luxury Apartments of the Las Vegas Raiders and Las Vegas Aces, bringing a hometown sports connection to the community.
Game nights give residents a chance to come together, cheer for their favorite players and share the excitement of a close finish. They also create an easy opening for conversation. A familiar jersey, a big play or a last-second win can turn a first introduction into a lasting connection.
For newcomers, those gatherings offer a relaxed way to meet neighbors and feel more connected to Las Vegas. For longtime fans, they provide a shared place to celebrate the teams they love. As the season unfolds, familiar faces and friendly rivalries can help turn neighbors into friends.
Resident Events Bring the Amenities to Life
The resident calendar offers examples beyond sports. On March 26, Spring Sip & Paint paired wine tasting with an instructor-led painting session at the Great Lawn Picnic Area.
Then, the June 21 Summer Solstice: Floating Sound Bath invited residents to rest on floating water beds during a guided sound meditation. It offered a quieter way to enjoy the pool setting.
The July 24 Sunset Gelato Social took a different approach, combining complimentary gelato, a live DJ, pool floats and games for all ages.
Seasonal celebrations add variety, too. The Lunar New Year Social Hour featured Chinese-fusion bites, specialty cocktails and traditional hongbao envelopes containing fortunes, with some offering rent credit. Meanwhile, Sip & Paint: Ugly Sweater Edition brought a festive twist to a creative gathering.
Together, these functions give residents several ways to participate, whether they enjoy art, wellness, music or simply meeting neighbors.
Giving Back Through Local Food Drives
Ariva’s October food drive gives residents a chance to help local neighbors and share in the community’s spirit of giving. Donations are accepted October 1–31 at the Ariva Leasing Office.
There’s also a game-day incentive: every 10 items donated earns one raffle entry for a chance to win two tickets to the Raiders vs. Titans game on December 26.
Beyond the prize, the drive offers residents a simple, meaningful way to come together and support people who need assistance.
Another Option for Longer Visits
Within the community, Ariva Serviced Residences offers furnished accommodations for stays of at least 31 days. These homes include stocked kitchens, Nespresso machines, washers and dryers, and smart televisions.
Frette linens, Matouk terry and Grown Alchemist bath products add hospitality touches. Meanwhile, business facilities, dedicated bike storage and pet-friendly amenities broaden the community’s practical offerings.
My conversation with Runge highlighted how those pieces connect. Ariva Luxury Residences gives residents room to enjoy Las Vegas while building familiar routines, friendships and a comfortable home base of their own. The calendar makes those connections feel natural.
